Contract & Planning
Once you have agreed to the quote and completed all rudimentary processes such as planning and drawings, we are well placed to start the project. Contracts will be signed once you are happy with the planned project management, logistics, and payment schedule.
Based on the budget you have outlined, we gather and note information required for construction, such as access to the utilities and parking arrangements, to ensure smooth instatement of your home development. Furthermore, we will take photos, outline measurements, and talk you through the technical specifications and what you can expect during the build.
Building Regulations & Planning
Not all property developments require planning permission; however, we will take great care to check with local council planning departments whether your new development requires permission. We will apply on your behalf and liaise with the relevant departments to ensure the application is dealt with as promptly as possible.
Building regulations cover the building logistics of your project, whereas planning regulations refer to the look of your construction/extension. You will need a Buildings Regulation Certificate which confirms that all works have been carried out in accordance with required regulations. The building control officer from the local council will visit your site at various stages to ensure works are being carried out to the required standard.
Party Wall Act Compliance
From the smallest of extensions to large commercial developments, most building work in England and Wales needs authorization under the Party Wall Act. The Party Wall Act of 1996 safeguards you in respect of your project's effect on any party wall while also protecting the rights of the adjoining neighbor.
Our in-house Party Wall Surveyors are qualified to cover all eventualities, such as issues with scaffolding or damage to the neighboring property. The Act protects the owner undertaking the works, through the party wall surveyors, by guaranteeing that the work is lawful.
